Mission

Design, construct and lease a build-to-suit medical office for a premier out-patient family practice.

Challenges

• Addressing site selection criteria to meet all the clients needs.
• Designing and managing the functionality of the space to enhance the quality and value of the facility.
• Working directly with the physicians on internal design.

Strategies

• Identify a site within an existing Meridian medical office building that would accommodate the medical practices footprint adequately and offer the most economically feasible solution.
• Meridians in-house design staff integrated early in the process with the engineering and construction team to create the most cost-efficient, aesthetically appealing and highly functional internal space design for the medical office.
• Build a relationship with the physicians based on mutual respect, trust and open communication.

Results

• Delivered a turn-key lease to John Muir Primary Care so they could expand out-patient services in the market.
• Worked directly with the physician partners to develop a scalable office that enhances the delivery of healthcare to the Antioch community. This working partnership with the doctors ensured that they would have a role in the design and act as overseers of their facility.
• Meridians experience and the physicians input enabled us to deliver on their needs while implementing efficiencies to ensure a profitable medical office.
